Rental Agreement
1. General
UNCORE Studios rents out studios and facilities for photo, video, podcast, and content production. The rental comprises the studio(s) and facilities specified in the specific booking and booking confirmation.
All prices are stated excluding VAT, unless otherwise indicated.
2. Rental Period & Times
The rental period is stated in the confirmed booking. The lessee is responsible for adhering to the agreed time frame, including that cleanup and handover occur before the end of the rental period.
Exceeding the agreed rental period may be invoiced per commenced half hour at the applicable hourly rate with a 50% surcharge, unless otherwise agreed.
3. Prices, Services, and Studios
Prices and services are attributed to the respective studio as well as any add-ons and are listed on the UNCORE Studios website. The specific content depends on which studio is booked and the selected solution. The final price is always stated in the confirmed booking.
4. Evening and Weekend Surcharges
Rental outside normal opening hours (Monday–Friday 8:00 AM–8:00 PM) may be subject to an evening surcharge of 20%. Rental on Saturdays, Sundays, and public holidays may be subject to a weekend surcharge of 50%.

5. Cleanup, Cleaning & Handover
The lessee must leave the studio tidy and in the same condition as upon takeover. In case of significantly deteriorated condition, UNCORE Studios may invoice for extraordinary cleaning, repair, or restoration based on time spent and costs incurred.
6. Damages, Liability & Personal Injury
The lessee is liable for damages to the studio, fixtures, and equipment. The lessee is responsible for the safety of all participants, employees, and guests.
UNCORE Studios is not liable for personal injury unless caused by gross negligence.
UNCORE Studios cannot be held responsible for indirect losses, and total liability can never exceed the rental fee paid.
7. Alarm & Security
Costs arising from erroneous activation of alarms, fire equipment, or security systems are charged to the lessee. The lessee must comply with applicable safety and fire regulations.
8. Access, Keys & Codes
The lessee is responsible for correct use of access equipment. Failure to return or misuse may result in fees or claims for compensation.
9. Storage
UNCORE Studios assumes no responsibility for equipment or belongings stored during or after the rental period.
10. Use of Special Effects
Use of smoke, liquids, confetti, paint, tape, or other special effects requires prior written agreement.
11. Insurance
The lessee is personally responsible for relevant insurance for their own equipment.
UNCORE Studios is not responsible for damages to the lessee's own property.
12. Subletting, Third Parties & Copyright
The rental may not be transferred or made available to third parties without written agreement.
The lessee is solely responsible for ensuring that the production complies with applicable legislation and third-party rights.
13. Right to Expulsion / Termination
UNCORE Studios may immediately terminate the rental without compensation in case of material breach.
14. Cancellation
Cancellation up to 10 days before is free of charge.
10–5 days before: 25% will be invoiced.
5 days or fewer before: 60% will be invoiced.
15. Payment
Invoice is sent after the rental ends with an 8-day payment deadline. UNCORE Studios may require a deposit or advance payment.
16. Force majeure
UNCORE Studios is not liable for failure to perform due to circumstances beyond our control.
17. Governing Law & Jurisdiction
The agreement is governed by Danish law. Disputes shall be settled at the Copenhagen City Court.
